Building and Living Here

The real details behind daily life: homes built for generations, reliable utilities with serious backup, healthy soil, and a town full of conveniences a few minutes away.

Details are still being finalized. Your purchase contract and recorded documents control.

Homes

Our family has been building homes in North Texas since 1959. Every home at the Ranch is built by a builder approved by NfiniteX Communities and held to the standards refined over six decades.

We partner with Hiwassee Healthy Homes. Every home includes an individual consultation covering low-VOC finishes, non-toxic materials, indoor air filtration, and ventilation.

Homes sit on slab-on-grade foundations with at least 1,200 sq ft of enclosed living space. Framing (standard wood-frame, ICF, or steel) is chosen per home based on finish level and needs. Energy efficiency and resiliency are priorities throughout.

Power and Water

Every lot has on-grid power from Fannin Electric and water from Bois D'Arc MUD from day one.

We highly encourage backup systems in every home: solar, wind, propane, generators, rainwater catchment, ponds, and atmospheric water generators. The Community Ranch already runs these systems itself, so you can see them working before you build.

On the Community Ranch we also produce drinking water drawn from the air, purified, then re-mineralized and structured. Owners are welcome to come get it anytime.

The Land and Other Structures

Everything starts with the dirt. We don't allow chemicals or unnatural inputs in our soil, and we pay close attention to water retention and drainage.

  • Accessory structures with living quarters may need to sit within the 1-acre homestead area, depending on your lot.
  • Barns, coops, and shelters for your own animals are encouraged, within setbacks.
  • Natural or healthy-based pools are welcome. Small gardens are allowed.
