What You Get When You Purchase a Lot

More than land. A legacy for generations.

Every lot comes with far more than a piece of ground. It comes with a place in the Ranch itself: a working farm, shared amenities, and neighbors who want the same things you do.

Your land, your legacy

You own your land outright. A place to build, grow, and create something lasting for your family.

A strong, healthy home

A home designed for strength, health, and efficiency, built to stand the test of time.

Membership in the Community Ranch

Every owner is automatically a member of the owners' association that owns the Community Ranch, where healthy food is raised and the land is restored.

Access to food and water systems

From clean water systems to nutrient-dense food production, you share in the resources that sustain the community.

Community rental cabins

Planned cabins on community land, intended to help cover shared costs. Viability, timing, and size are still to be decided.

A one-of-a-kind community

Neighbors who value self-sufficiency, security, health, and the regeneration of people and land.

What's Included With Your Lot

  1. 1

A rotational grazing lease, already in place

If your lot qualifies for the Lease Back Program (about 3 acres and above), you sign the Agricultural Land Lease Agreement at closing. Your acreage, leased area, and lot tier are shown on your new survey.

  2. 2

    A new survey

Every lot purchase includes a new survey of your property.

  3. 3

Pond and fencing on 6-acre+ lots

Lots of about six acres and above may include an existing or new pond, plus fencing that divides off the leased area, as the farm's grazing needs require.

  4. 4

    A rotational-grazing easement

Most lots include a rear easement so animals can be rotated from lot to lot as part of the regenerative grazing program.

  5. 5

Power and water to the lot

Power and water are brought to every lot before closing. You only extend service from the lot to your home site.

  6. 6

    Pre-approved and ready to build

Every lot is already approved for septic, driveway, and a 911 address, with access to a community mailbox.

  7. 7

    Room to grow

Optional add-ons let you build out your homestead further as your needs grow.

Community Amenities

Fishing pond and dock

A stocked community fishing pond with its own dock.

Community center and pavilion

Fire pits, an outdoor kitchen, and a gathering space for the whole ranch.

Equine trail

A 1 to 2.5-mile trail through the ranch, on horseback or on foot.

Shared ranch equipment

Access to the equipment it takes to run a working ranch.

Animal areas

Hands-on time with the animals raised on the Community Ranch.

Farm, garden, and events

Workshops, classes, and events for every generation, plus places to learn and participate.

How Do I Buy?

A clear path from first look to ownership.

  1. 1

    Learn and ask questions

Review the Library, explore the available lots, and schedule a consultation so you understand the community, the documents, and what ownership includes.

  2. 2

    Choose your lot preferences

Identify your preferred lot and backup choices, then sign a letter of intent that records the terms being proposed at the time of your reservation.

  3. 3

    Reserve your place

Place a $500 reservation deposit to secure your priority. The deposit is normally nonrefundable and is credited toward your closing costs.

  4. 4

    Review the contract

You receive the proposed purchase contract to review before signing. If its terms vary from what was proposed when you made the deposit, you may terminate and receive a refund of the deposit.

  5. 5

Contract, close, and plan your home

Select and contract for your lot, complete closing, and begin the home process within the stated timeframe in your purchase contract.

Charter Pricing

Charter Pricing is reserved for the first 10 buyers. Lot priority follows reservation order, with cash buyers and buyers ready to begin building receiving priority when applicable. Full terms are provided in the reservation and purchase documents.

Phase 1 is Lots 1 through 10. The Community Ranch farm itself covers 15 acres, and the full Community Ranch Property totals 22 acres. The remaining land is reserved for future phases.

Own the Land. Share the Farm. Shape What Comes Next.

What you own, how the community is governed, and where your money goes.

You own your land

Your lot and home, deeded to you in fee simple by warranty deed. Your garden, livestock, and homestead are yours to run.

Your association owns the farm

The Shared Farm, private roads, and common areas are held outright by the owners' association, led by the Stewardship Council, for the benefit of every owner.

The Farm Co-op runs it

The Co-op operates the farm day to day under a long-term agreement. It farms the land but owns none of it.

  1. 1

    Owners

Every lot owner is a member automatically. One vote per lot, tied to the lot and transferred with it when you sell.

  2. 2

    Stewardship Council

Elected by owners. Holds title to the Shared Farm, roads, and common areas. Sets the budget, collects dues, and enforces the Declaration.

  3. 3

    Farm Co-op

Contracted and funded by the Stewardship Council. Runs the farm, led by NfiniteX Communities to keep operations on course, and delivers food back to every household.

The Co-op can be replaced only for cause or by a 75% owner vote. The farm sits on its own separately platted property, and any sale of the Shared Farm requires an owner vote. Major decisions come back to the owners.
