Rules and Standards

The deed restrictions protect your property and the character of the Ranch. They are fair, consistent, and enforced by your fellow owners, not a distant management company.

Details are still being finalized. Your purchase contract and recorded documents control.

How the Covenants Work

  1. 1

    A covenant community

Not a typical HOA. Governance exists to protect your freedom, your values, and your quality of life.

  2. 2

    Governed by owners

Decisions are made by your fellow owners through the Stewardship Council.

  3. 3

    Legally binding

All owners agree to the recorded Declaration of Protective Covenants, Conditions, and Restrictions. It runs with the land.

  4. 4

    Fair and consistent

Rules apply equally to everyone. Violations are addressed fairly.

  5. 5

    Disputes resolved in-house first

We seek neighborly reconciliation before involving outside parties.

Summary only

This is a convenience summary. The full recorded Declaration controls if anything here differs.

Architectural Review

Before you build, your design and site plan go to the Architectural Review Board. The goal is a cohesive look across the Ranch, not a restrictive one.

  • Building plans: floor plans and exterior elevations.
  • Specifications, including square footage of enclosed living space.
  • Exterior materials and colors for roof, siding, trim, foundation, doors, windows, and accents.
  • A site plan showing boundaries, home placement, driveway, setbacks, and accessory structures. Rough, hand-drawn plans are fine if legible and roughly to scale.

Plan submission, construction start, and completion follow the stated timeframe in your purchase contract and the Declaration. If you need a different timeline, request it in writing within 7 days of signing your contract.
